Can You Live in North York Without a Car?

I sold my second car years ago. Here is exactly how the transit math works up here in 2026.

Quick Takeaway: North York is one of the few parts of Toronto outside the core where a car free life is realistic, but only if you buy within a short walk of Line 1. Sheppard Yonge, North York Centre and Finch stations put downtown, York Region and the east end within reach, and the opening of Line 6 Finch West in December 2025 extended rapid transit across the entire northwest. Step more than ten minutes from a station and the equation flips.

The Backbone: Line 1

Three stations serve the North York core: Sheppard Yonge, North York Centre and Finch. Union Station is roughly half an hour away. This is the single most important factor in a car free life here.

Line 4 Sheppard

From Sheppard Yonge, Line 4 runs east to Bayview, Bessarion, Leslie and Don Mills. It puts Bayview Village, IKEA, and the Fairview Mall area a few minutes away without a bus.

Line 6 Finch West

The Finch West LRT opened as TTC Line 6 on December 7, 2025, running about 10 kilometres with 18 stops from Finch West station on Line 1 to Humber College. It connects to GO, MiWay, York Region Transit and Brampton Züm along the way. For anyone working or studying in the northwest, this changed the map.

Going North: Finch Station

Finch is where the TTC bus terminal, the GO bus terminal and YRT and Viva all meet. Markham, Richmond Hill and Vaughan commuters live here for a reason.

The Everyday Test

Groceries, pharmacy, doctor, gym, coffee, dinner. Along Yonge between Sheppard and Finch, all of it is within a ten minute walk. That is the test I run with every car free buyer. If the building passes, the lifestyle works.

Where It Stops Working

East of Bayview or west of Bathurst without a direct bus, and most of the detached streets north of Finch. Beautiful areas, but plan on a car or a long bus ride.

The Real Estate Angle

Buildings within a five minute walk of a Line 1 station hold their value through every market cycle I have seen. Parking spots in those buildings also rent well if you buy one and do not need it. Both facts belong in your decision.
